Customer information

Terms, cancellations and refunds

Effective: 22 September 2026 · Version 2.0

These terms explain who provides Mansion Tax Checker, what the free assessment and paid Property Evidence Appraisal include, and your rights when ordering online.

1. Who you contract with

Mansion Tax Checker is a trading name of Brock Hatherton Limited, a company registered in England and Wales under company number 17228179.

Registered office: 71–75 Shelton Street, Covent Garden, London WC2H 9JQ. Customer enquiries and complaints may be sent to info@MansionTaxChecker.co.uk.

2. The free appraisal

The Valuation Evidence Engine uses available property facts, completed-sale evidence, local market information and the answers you provide to produce an indicative, evidence-led appraisal for the Government's proposed 2026 High Value Council Tax Surcharge framework.

The appraisal is not a survey, a formal RICS Red Book valuation, legal advice or tax advice. It does not predict a current or future sale price and does not guarantee that the Valuation Office will adopt a particular band.

3. The 2026 Property Evidence Appraisal

The 2026 Property Evidence Appraisal is a personalised PDF prepared for the named applicant and property. It records the evidence available at the appraisal date, selected comparable transactions, adjustments, methodology, confidence and limitations.

The appraisal is intended to help you understand and preserve evidence about the property's 2026 position. It is not a challenge submission and does not include a covering letter, representation, legal services, a physical inspection or a formal valuation.

You may ask us to refresh and update the appraisal free of charge while this service remains available. A refresh uses the property information and evidence then available. It does not include the separate Challenge Pack for Self-Submission, a covering letter or professional representation.

Orders accepted under an earlier version of these terms remain governed by the version accepted at checkout, including any expressly promised refresh entitlement.

4. Price and ordering

The appraisal price is the amount shown immediately before payment, currently an early price of £99 until 31 January 2027. Brock Hatherton Limited is not currently VAT registered, so no VAT is added to that price. Payment is collected securely by Stripe; we do not receive or store your full card details.

Before opening Stripe Checkout, you must confirm that you accept these terms, request immediate preparation and delivery, and understand the effect this has on your cancellation right. A contract is formed when Stripe confirms successful payment and we accept the order by displaying or sending confirmation.

5. Delivery

The appraisal is normally generated automatically shortly after successful payment. It is made available from the secure saved appraisal and sent to the email address supplied, usually as a PDF attachment with a secure download link.

If automated delivery fails, contact us with the reference. We will investigate and, where appropriate, regenerate or redeliver the Pack. Please keep the confirmation email and downloaded PDF for your records.

6. Future self-submission product

After official banding is available, we currently intend to offer a separate optional Challenge Pack for Self-Submission for £199. It is not included in the £99 appraisal and is not currently available to order.

The intended product would compare the official band with the recorded appraisal and provide updated evidence plus an editable solicitor-written covering letter for the customer to check, supplement and submit personally. The letter would be a general self-submission document, not legal advice on the customer's individual circumstances. We would not act as the customer's representative, submit a challenge or conduct correspondence. Its final scope, professional review, availability and applicable terms will be confirmed before it is offered for sale.

7. Cancellation right

If you are a consumer, you normally have 14 days from the day after the contract is formed to cancel a distance contract without giving a reason. Because the appraisal is personalised and delivered promptly, we ask you to make an express request for preparation and digital supply to begin during that period.

If you cancel after expressly requesting that the service begin but before it is fully performed, we may charge a proportionate amount for work properly completed up to cancellation. Once the service has been fully performed, or the personalised digital appraisal has been supplied after your express consent and acknowledgement, the applicable 14-day cancellation right is lost.

This does not affect your statutory rights where the Pack is faulty, materially not as described, or not supplied with reasonable care and skill.

8. Refunds and corrections

If payment is taken but we cannot supply the appraisal, we will redeliver it or provide a refund. If you believe the Pack is technically defective, materially not as described, or has been prepared without reasonable care and skill, contact us so we can investigate and provide the remedy required by law.

A difference of opinion about value, a later movement in the property market, or a decision by the Valuation Office not to change a band does not by itself mean the appraisal is defective. Nothing in these terms restricts a remedy to which you are legally entitled.

9. Your responsibilities

You must provide accurate information, check the selected property and floor area, disclose relevant exceptional features or disrepair, and tell us if a source record appears outdated. The appraisal can only reflect the information and evidence reasonably available when they are prepared.

You are responsible for deciding whether to correspond with or challenge the Valuation Office and for observing any applicable deadline. Obtain independent professional advice where the property is unusual, the evidence is limited, or advice is needed.

10. Permitted use

We grant you a personal, non-exclusive licence to retain the appraisal and share it with the Valuation Office and your professional advisers for the property identified in it. You must not resell, publish commercially, remove source notices from, or reuse the appraisal for another property.

Third-party property data remains subject to the rights and licence terms of its provider. Our methodology, presentation, branding and original report content remain our intellectual property.

11. Responsibility for loss

We are responsible for loss or damage that is a foreseeable result of our breach of these terms or failure to use reasonable care and skill. We are not responsible for loss that was not foreseeable, for business losses suffered by a consumer, or for decisions made independently by the Valuation Office or another public body.

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or fraudulent misrepresentation, or death or personal injury caused by negligence.

12. Complaints

Email info@MansionTaxChecker.co.uk with your name, property, reference and a clear description of the issue. We will acknowledge the complaint and aim to provide a substantive response within 10 working days.

13. Cancellation form

You may cancel by any clear statement. You do not have to use this model form, but may copy it into an email sent to info@MansionTaxChecker.co.uk:

14. Other terms

We may update these terms for future use of the service. The version accepted when you order governs that purchase. If any provision is unenforceable, the remaining provisions continue to apply. A delay in enforcing a right does not waive it.

These terms are governed by the law of England and Wales. If you are a consumer living elsewhere in the UK, you retain any mandatory protections and may bring proceedings in the courts available to you under applicable law.

How we handle personal data is explained in our Privacy Policy.
